The project site comprises two adjacent lots located at the intersection of Camino Del Mar and 10th Street, on the inland (east) side of Camino Del Mar. The project site measures (approximately) .59 acres (25,524 square feet) and, other than scattered ornamental landscaping, hardscape and an unoccupied commercial/office building, is presently vacant.

Project Description

The "941 Camino Del Mar" project proposes a new specific plan document that would prescribe uses, standards and guidelines for development of the project site. Concurrent with the plan, a new, two-story mixed-use development is also proposed and which would contain a combination of residential, restaurant, retail and office uses. Parking for the development would be provided entirely onsite within a one-level subterranean parking structure with vehicular access taken exclusively from 10th Street. 

As the project site is located within the City's Downtown Initiative Overlay, the project (including both the proposed specific plan document and mixed-use development) are subject to Measure "B," requiring a citywide vote for final approval, following hearings before the Planning Commission, Design Review Board and City Council.

Environmental Review

This project is subject to analysis pursuant to the California Environmental Quality Act (CEQA). In accordance with the CEQA Guidelines, a Draft Supplemental Environmental Impact Report (SEIR) has been prepared and is currently circulating for a 45 calendar day public circulation and comment period that began on March 28, 2018. The public circulation and comment period will end on May 14, 2018 at 4:00 PM. A copy of the SEIR document is available for review at Del Mar City Hall (2010 Jimmy Durante Boulevard, Suite 120, Del Mar, CA 92014) during regular business hours (Monday through Thursday between 7:30 AM and 5:30 PM, and Fridays between 7:30 AM and 4:30 PM), the Del Mar Library (1309 Camino Del Mar, Del Mar, CA 92014) and via the City's website at the link below. Comments on the Draft SEIR should be mailed to Evan Langan (Associate Planner) at Del Mar City Hall (1050 Camino Del Mar, Del Mar, CA 92014) or electronically via elangan@delmar.ca.us, on or before May 14, 2018.
